Tampines Avenue 11 site has attracted three bids; UOL Group, Singapore Land (SingLand), and CapitaLand Development formed a consortium and offered their bid for $1.206 billion, equivalent to $885 per square foot per plot ratio (psf ppr).

Their offer outbid its second highest offer from Pine II Commercial and Pine II Residential which made a bid totaling to $777 psf ppr (Allgreen Properties’ bid totaling to $1.06 billion and Pine II Residential offerings totaling $1.06 billion or $777).

This 99-year leased site spans a massive size of 545,314 square feet. It will house a mixed-use development that integrates commercial and residential spaces, a bus interchange, community club facilities, and a hawker centre.

In terms of shareholding, CapitaLand will hold 50% in this joint venture while UOL and SingLand jointly owning 50% will complete ownership of this joint venture project.

According to a press statement issued on June 27 by property researchers, Tampines North’s growth necessitates over 1,190 homes that meet evolving lifestyle demands for its growing residential population.

Property analysts anticipate this project meeting the pent-up demand in Outside Central Region(OCR) for private homes from owner occupants and HDB upgraders; its connection with the future Tampines North MRT station on the Cross Island Line (CRL) should only add appeal.
